Listing your property for sale

Once our Sales Agent has appraised your property to be listed on the market for sale, and you are keen to go ahead with selling, the following process will usually occur:

Nominate a Solicitor/Conveyancer to act on your behalf

In order to market or advertise your property for sale, The Property, Stock & Business Agents Act requires our office must hold a draft copy of the contract for sale.When choosing a Solicitor/Conveyancer to prepare your draft copy of the contract for sale you need to ensure that they are licensed to undertake conveyancing matters in NSW. The draft copy of the contract of sale will include the following information:

  • Front page of the contract noting Broken Hill First National Real Estate as the "Agent", You as the "Vendor", your nominated solicitor as the "Vendor's Solicitor", the address of the property to be sold as "Land", The Folio Identifier (Title plan details).
  • List of documents to be included in the draft copy of the contract
  • Smoke alarms warning advice
  • Property certificate for the land (title search)
  • Plan of the land
  • Section 149(5) certificate (Environmental Planning and Assessment Act 1979) & information included in that certificate (this is obtained from Broken Hill City Council bby your Solicitor/Conveyancer)
  • Sewerage connections diagram & Mains Connection Diagram (Diagram of Sanitary Drainage - obtained from Country Water by your Solicitor/Conveyancer)
  • Any other documents relevant to the sale of your property
  • Terms, conditions and list of definitions in relation to the contract of sale.

Our office can fax the Solicitor/Conveyancer to prepare the contract of sale on your behalf. Please discuss Professional Fees to prepare the draft copy of the contract of sale with your nominated Solicitor/Conveyancer.

Appoint an Agent to act on your behalf

Our Sales Agent will be more than happy to act on your behalf. Once you and the agent have agreed on an appropriate listing price and commission fee to be paid once the property settles, you will be required to sign an exclusive agency agreement which is to confirm in writing the following information:

  • That you as the Vendor (or Principal) give Broken Hill First National Real Estate as the Agent permission to act on your behalf in showing the property and receiving offers on the property to be negotiated with you.
  • The commission fee to be paid upon settlement of the property
  • The listing price of the property
  • The sale method (via Private Treaty)
  • Period of the exclusive agency agreement (120 days)

Once the agent has been appointed and the exclusive agency agreement has been signed and returned to our office, it is now time to get prepared to list the property. We will make a listing appointment with you to undertake the following:

  • Take photos for advertising purposes: these photos will appear on the internet, in the paper, in our brochure, in a digital window display and on a properties for sale wall display in office. For helpful hints on how to present your property to its potential please see the information listed under "Selling, Selling Tips" on this website.
  • Collect from you, a copy of the keys to enable our agent to show the property once it has been listed on the market for sale. All keys are held in a locked key safe and are filed under a coded system whereby your address is not displayed on the tag, to make sure your property is kept secure.
  • Discuss appointment time requirements: If your property is occupied as a standard procedure our office will give you 24 hours notice for a viewing inspection. We understand that lifestyle commitments such as shiftwork, may interfere with normal appointments. This is why our agents discuss with you any times or days during the week which may not be suitable to show your property. Thus, utilising both your available time to present the property and knowing when the most opportune time to get the prospective buyer through.
  • Answer any queries you may have about the sales process

Listing your property on the market for sale

Once the agent has taken photos of your property, received a copy of keys & a draft copy of the contract for sale we are now legally able to advertise your property for sale. We have a strong marketing campaign and will be able to expose your property to local, Australia wide and International buyers via the following tools:

  • Internet: Our user friendly website www.brokenhillfirstnational.com.au provides an up to date professional listing of your property. The information from our website also feeds to heavily accessed Real Estate sites such as www.realestate.com and www.homehound.com and www.whatitsworth.com
  • Signage at the property: Your choice of a standard Broken Hill First National sign or large 6x4 ft Broken Hill First National sign inclusive of three photos and property description, please feel free to discuss signage options with our sales agent.
  • Office Display: Internal display of properties and businesses for sale including colour photographs and property description. We also have a digital window display of 8 x 19 inch  LCD monitors, located in our front window facing the main street of Broken Hill, CBD. These screens display 4 slides of your property in a rotational system, 24 hours a day, 7 days a week, ensuring that even when our office is closed your home is open to inspection.
  • Newspaper Advertising: We advertise our properties every week in the local paper - The Barrier Miner ~ www.barrierminer.com. Our double page spread includes open inspections for the weekend, feature homes and a rotation of all listings. Our ad is in full colour and we are constantly reviewing the layout to ensure that it remains interesting and eye catching. The Barrier Miner Newspaper is a free of charge paper which is home delivered to residents in Broken Hill, Menindee and Sunraysia districts.
  • Property Brochure: Full colour brochure located in abundance out the front of our office, available for all clientele and passers by to collect. Our brochure is both reader friendly and very aesthetically appealing with large colour photos of our properties for sale. The brochure is also handed out to each arrival at our weekend open inspections.
  • Radio Show: Every Saturday morning 8am to 8.30am on 2BH (AM 567) we broadcast a Real Estate Show which includes open inspection information, feature homes and general real estate information for Vendors, Purchasers, Landlords & Tenants. Your property can be included in this segment and will overall benefit from our participation and sponsorship of this informative radio program.
