Letting fee

This fee is charged each time your property is leased. This will incur a fee which will equate to the total of the weekly rental amount plus GST.

Tenancy preparation fee

 Whenever a lease is prepared by our office this will incur a $44 (inclusive of GST) fee. This will cover the cost of our staff to undertake the following:

• Attend to a condition report of the premises
• Prepare a lease
• Organise any repairs or cleaning to be completed prior to the tenant occupying the premises.
• Organise an appointment with the tenant to execute the lease, discuss the terms and conditions of the lease, receive bond & rent in advance, release keys to tenant, lodge bond with the Rental Bond Board.

Management fee (our commission)

This fee is charged as a fixed percentage of 9.9% (inclusive of GST) on all rent collected throughout the tenancy. This fee will include the following services:

• Investigating and instructing tradesman to attend to repairs and maintenance
• Paying of outgoing expenses
• Collection of rent and water usage
• Management of arrears
• 4 quarterly routine inspections
• Answering of all queries
• Payment of rent to landlords and provision of monthly statement
• Vacting inspections and follow up of bond

There are no extra charges for stationery, postage, traveling expenses, maintenance, inspections etc.

Should we be required to represent you at a Consumer, Traders & Tenancy Tribunal a per hour fee may be charged to you.
