Upon choosing your Property Manager, you will be required to sign a Management Agency Agreement. This document authorises the Property Manager to undertake the management of your property. It is important to read this document carefully.
You will not be required to sign any other documents as this gives the Property Manager authority to act on your behalf in the management of your property, within your instructed guidelines.
Your Property Manager will enter into a Residential Tenancy Agreement on your behalf upon locating a suitable person to occupy your property.
We have provided a check list below, to aid you in preparing your property for successful management. Remember that a property should be returned as it is given to the tenant.
- Is the property clean & tidy?
- Have all repair issues been attended to?
- Have all air conditioners, heaters, pools (etc) been serviced and in working order?
- Is the yard & garden tidy & free of debris?
- Do you have adequate insurance?
- Have you selected a Property Manager & are all documents signed?
- Have you disconnected power / gas & phone?
- Have you redirected your mail?
- Have you provided all contact details to your agent?
- Do you have any questions?
Remember that you should be aware that your property may require maintenance. It is important to work with your property manager to ensure that your asset is well maintained. Letting repairs remain unattended can eventually lead your asset decreasing in value. Regular maintenance together with attending to all necessary repairs promptly will ensure your asset remains intact for the future and prevent any reprecussions from the Tenancy Tribunal in the event of a claim by the tenant.
